What is useful to have to hand
None of this is required, and not having it will not slow anything down. It just means we can usually give you a firmer number on the first call rather than the second.
Roughly what you owe on it
The balance on your latest mortgage statement is close enough. If you are behind, the payoff figure from your servicer is better, because it includes fees and accrued interest that the statement does not.
Anything recorded against the property
Back property taxes, an HOA balance, a contractor's lien, a judgment from a divorce. These get cleared from the proceeds at closing, so they do not stop a sale, but knowing about them early avoids a surprise during the title search.
The worst thing about the house
Genuinely. The roof, the foundation, the smell in the basement, the room somebody started renovating in 2019. We price it in at the start rather than discovering it later, and a deal renegotiated at the last minute helps nobody.
Who is on the deed
Everyone on title has to sign. If the property came through an estate, or an ex-spouse is still on it, that is worth sorting out early because it sets the realistic timeline.
Whether anyone is living there
An owner, a tenant, a family member, or somebody who moved in without permission. All of these are fine and none of them need resolving before you talk to us.
If you would rather not talk to a buyer yet
That is a reasonable position. If you are behind on payments or facing foreclosure, the Department of Housing and Urban Development sponsors free housing counselling agencies whose job is to explain your options. They do not sell anything and they do not want your house.
You can find one through HUD directly, or by calling the HOPE hotline. We would rather you spoke to them first and came back to us informed than felt rushed into anything.
