How do you decide what to offer for my house?
We start with what comparable houses in your area have actually sold for recently, then subtract what it will cost us to bring yours to that condition, the costs of holding and reselling it, and a margin. It is arithmetic, not a formula we hide. We are happy to walk you through the numbers on your specific house.
Is there any cost or obligation to get an offer?
No, on both counts. There is no fee to request an offer, no fee if you accept it, and no fee if you turn it down. We are the buyer, so there is no commission. We also pay the standard closing costs.
Will you offer full market value?
No, and anyone who promises that is not being straight with you. We buy below full retail because we take on the repairs, the carrying costs, and the risk of reselling. What you get in exchange is speed, certainty, no repairs, no showings, and no commissions. For some houses and some situations that is clearly the better deal, and for others it is not.
How fast can you close?
When title is clean, roughly one to three weeks. The limit is usually the title search and payoff statements rather than the money. If you need longer, say for a move or for probate to clear, we can set the closing date further out instead.
Do I need to clean or repair anything?
No. Not the roof, not the plumbing, not the carpet. You can leave furniture and belongings behind if you want to. We buy houses in genuinely any condition.
Do you actually buy the house, or do you sell the contract to someone else?
We buy with our own funds. You are dealing with the buyer directly, which is why we can commit to a closing date and hold to it.
What kinds of houses do you buy?
Single-family houses, condos, townhouses, small multi-family, and mobile homes on owned land. Occupied, vacant, tenanted, inherited, fire damaged, hoarded, or mid-renovation. If you are not sure yours qualifies, ask.
What if I still owe money on the mortgage?
That is normal and not a problem. The loan is paid off from the sale proceeds at closing, and anything left over goes to you. This holds even if you are behind on payments.
Do you buy houses in my state?
We buy across the United States. Our market pages cover all fifty states and the hundred largest metro areas, and we buy well outside those too. If your town is not listed, ask anyway.
What happens to my information after I submit the form?
It goes to us and it stays with us. We do not sell your information to other investors and we do not put you on a list that gets resold. If you want us to stop contacting you, tell us and we will.
Are you real estate agents?
No. We are not agents or brokers, we do not list houses, and we do not represent you in a transaction. We are the buyer. That is why there is no commission.
I am not sure selling is the right move. Can I still talk to you?
Yes, and we would rather you did. Sometimes the right answer is a loan modification, renting the place out, or listing it conventionally. We will give you our honest read even when it means we do not buy the house.
