How fast can you sell a house for cash?

Short answer

About one to three weeks when title is clean. The money is almost never what slows it down. The title search is, and if you have a mortgage, so is your servicer's payoff statement. Anyone promising seven days without seeing your title is guessing.

When people ask how fast can you sell a house for cash, the honest answer is that the money is the fast part. No mortgage lender on the buyer's side cuts 30 to 60 days. What is left is a title search, a payoff figure, and whatever turns up. Those set the real pace.

What actually has to happen

A title company searches the public record for anything attached to the property. That includes mortgages, tax liens, court judgments, and liens from unpaid contractors. It also includes easements, and errors in old deeds.

The search protects the buyer, and it takes as long as it takes. In most counties that is days. In some it is longer, and where records are not online it can take much longer.

At the same time, if there is a mortgage, your servicer produces a payoff statement. This is an official figure, good until a specific date. Servicers are not fast by nature. Asking for it early is the best thing a seller can do to speed up a cash sale.

What genuinely delays a cash sale

None of these are unusual, and most can be solved. They just take longer.

  • Liens nobody knew about

    Old judgments, an ex-spouse's claim, an unpaid contractor, an HOA balance. These are normally paid from the sale money at closing. But each one has to be found, and a payoff figure obtained.

  • Probate

    If the owner has died, the estate needs legal authority to sell. That depends on the state and whether there is a will. It can be a short sworn statement, or a full court process that runs for months.

  • Everyone on the deed has to sign

    Siblings who inherited together, an ex-spouse still on title, a co-owner who has moved abroad. Getting everyone to agree and sign is often the slowest step.

  • An IRS lien

    There is a formal process to release a federal tax lien from one property so a sale can close. It works, but it needs lead time. Flag it on day one.

  • Owing more than the house is worth

    That is a short sale, and it needs the lender's approval. The lender controls that timeline, and no cash buyer can shorten it.

When seven days is real and when it is marketing

A seven-day close really does happen. It takes no mortgage on the house, clean title, one owner, and a buyer with funds ready. If that is you, seven days is not a stretch.

It becomes marketing when it is promised before anyone has looked at your title. A buyer who commits to a date on the first call will likely miss it, or was never the one closing.

The useful question is not how fast can you close. It is what would stop us closing on the date you just gave me.

Fast is not always what you want

Plenty of sellers need the opposite. You might want to stay until the school year ends, wait for a new place, or time the sale around a tax year. Those are ordinary reasons to want a later date.

A cash buyer can set closing later just as easily as sooner. Being sure of the date is usually worth more than an early date.

Common questions

Can you really close in 7 days?
Sometimes. It needs clean title, no mortgage payoff to wait on, and every owner available to sign. With a mortgage, the payoff statement usually makes one to three weeks more realistic.
What is the slowest part of a cash sale?
The title search, or a payoff statement from a slow servicer. Both are outside the buyer's control. That is why asking for your payoff early really helps.
Does a cash sale skip the appraisal?
There is no lender requiring one, so no appraisal is needed to fund the purchase. A buyer may still value the house themselves. But that does not hold up closing the way a lender's appraisal can.
Can I choose a later closing date?
Yes, and it is common. Pick the date that suits your move. A firm date you can plan around is usually worth more than the earliest possible one.
