How long does it take to sell a house in Allentown, PA?

A house listed in Allentown, PA takes about 23 days on average to go under contract. That is faster than the national average of 53 days. Closing then usually adds another 30 to 45 days. That is how long a buyer with a mortgage usually needs to fund, though it varies by lender and by how complex the sale is. So a normal sale here realistically runs about 53 to 68 days, from the day the sign goes up to the day the money arrives. That is before any time spent getting the house ready to list.

That makes Allentown the 6th fastest of the 100 largest US metro markets. Every nearby market we track is slower still, including Philadelphia at 31 days and Scranton at 37 days, so Allentown is the quick end of this region.

Market figures below cover August 2026 and were last refreshed on September 17, 2026.

What is driving the timeline in Allentown specifically

Allentown has only about 2.2 months of supply. Buyers have few choices, which is the main reason a sound house here does not sit long.

About 21.1% of listings here have already cut their asking price. Each one started at a price the market would not pay, and finding that out added weeks. Pricing right on day one is the biggest thing a seller controls.

About 31.3% of completed sales closed below the asking price, so plan for the haggling as well as the wait. The listed price and the final price are different numbers.

If a sale falls apart over financing or inspection, the house goes back on the market and the clock starts over. That is why an average is a poor guide to the worst case, in Allentown as anywhere else.

Months of supply is for-sale inventory divided by the monthly sales count, both from Zillow Research for August 2026. The typical home in Allentown is worth about $366,000.

Allentown's presale inspection starts when you list

Allentown requires a presale inspection before you sell any home or commercial property. The owner applies and pays for it with the Bureau of Building Standards and Safety. The rule was last amended by Ordinance 16180 on December 17, 2025.

You or your agent have five business days from listing or offering the property to request it. The city must issue its report within three business days of the inspection. The report lists property maintenance and zoning use violations. It expires one year after the original inspection.

The fee for a home is $100 for up to three units, plus $25 for each additional unit. That price includes one reinspection. A second reinspection costs $75 per unit, and later ones cost $150.

To change an appointment, you must give two business days' notice. If you don't, the inspector does an exterior inspection that counts as the first one, and a $100 no show fee applies. Owners who ignore the rule get a written notice first. After that come fines of $500, $750, and $1,000.

If violations are found, the code gives you two paths. You can fix them before title transfers. Or the buyer signs the acceptance form 30 days before transfer and agrees to start repairs within 30 days of taking possession.

If you never got the inspection, the code moves the duty to apply and pay onto the buyer. After settlement, the buyer or the buyer's agent has three business days to send the bureau the buyer's name, address, and transfer date.

In Allentown, the recording date sets the transfer tax rate

Since January 1, 2026, the realty transfer tax on Allentown property totals 2.5%. That is the Commonwealth's 1% plus a local rate of 1.5%, now set by city ordinance.

The increase followed a November 2024 ballot question on lifting a cap that had stood for almost 30 years. Unofficial results reported by Lehigh Valley Public Media showed it passing. By our own math, the total tax on a $200,000 sale comes to $5,000.

Timing matters here. Working with the Lehigh County Recorder of Deeds, the city said the rate depends on when a document is submitted for recording, not on the settlement date.

During the changeover, deeds submitted before 3:45 p.m. on December 31, 2025 were taxed at 2%. Deeds submitted later were recorded from January 2, 2026 at 2.5%. Under the ordinance, the tax is due when the document is presented for recording, or within 30 days of its acceptance if that comes first.

Estate paperwork in Lehigh County

If the owner has died, probate for a Lehigh County resident goes through the Register of Wills.

This office is a division of the Clerk of Judicial Records, in Room 122 of the courthouse at 455 West Hamilton Street. The county says its main jobs are probating estates and collecting Pennsylvania inheritance tax for the Commonwealth.

Pennsylvania's Department of Revenue sets the inheritance tax rate. It depends on who inherits:

  • 0% for a surviving spouse
  • 4.5% for children and other lineal heirs
  • 12% for siblings
  • 15% for most others.

The tax is due at death and becomes late nine months later. Paying within three months earns a 5% discount. Those dates run whether or not the house has sold. A real estate attorney can confirm what the estate owes before you set a closing.

If the timeline is the problem

Selling to a cash buyer skips the listing period and the lender. That cuts the 53 to 68 days to about one to three weeks. In a market as quick as Allentown, that speed is only worth paying for if you need it. If your house shows well and you have no deadline, listing will usually net you more, and we would rather say so.
