Gatesville's courthouse square and the offices around it

Voters picked Gatesville as the county seat in May 1854, the year the county was formed. The courthouse at 620 East Main Street was built in 1897 and 1898 from limestone cut in nearby hills.

It still holds the district court and the county court at law. Most offices you need sit on the same street.

Here is who handles what:

  • the County Clerk, in the courthouse, keeps the official property records and posts foreclosure notices
  • the Coryell Central Appraisal District, 705 E. Main St., sets your home's value
  • the Tax Assessor-Collector, 800 E. Main St., Suite B, sends bills and takes payment.

If you plan to dispute a value or ask about an exemption, start with the appraisal district. Payment questions go to the tax office.

Settling an estate before you sell

In Coryell County, every probate case belongs to the County Court at Law. The local rules say these cases are filed with the County Clerk.

The court sits on the first floor of the courthouse. It posts its probate dockets online.

Many families try a small estate affidavit first. The court's checklist says it will not approve one when:

  • the person who died left a will
  • the assets, not counting the homestead, top $75,000
  • the debts are bigger than the assets.

The checklist adds two rules. You must wait 30 days after the death, and the court wants a death certificate with every probate filing.

Some families prove heirs with a sworn affidavit of heirship filed in the deed records. After five years of record, a court must accept it as early proof of the facts in it (Tex. Est. Code 203.001).

How a Coryell County foreclosure gets noticed and sold

When your deed of trust gives the lender a power of sale, no lawsuit is needed. A trustee sells the house at a public auction (Tex. Prop. Code 51.002).

First, the servicer must send you a certified letter. It gives you at least 20 days to catch up before a sale notice can go out (Tex. Prop. Code 51.002).

The sale notice must go out at least 21 days before the sale. It is posted at the courthouse door, filed with the County Clerk and mailed to you.

Sales run between 10 a.m. and 4 p.m. on the first Tuesday of the month, at the courthouse (Tex. Prop. Code 51.002).

The County Clerk posts these notices on its website. A notice we read for an April 2023 sale named the courthouse at 620 East Main Street, or an area the Commissioners Court sets.

If your house shows up there, a real estate attorney can confirm how much time you have left.

The 2025 county rate, homestead savings and tax sales

On September 23, 2025, the Killeen Daily Herald reported the Commissioners Court's vote. It set a county rate of 47.52 cents per $100 of value for 2025.

The paper said the median homestead would pay $60.51 more in 2025 because of it. City, school and college district rates come on top.

Texas makes every school district exempt $140,000 of your homestead's value (Tex. Tax Code 11.13). If the house is not your homestead, you get none of that.

Unpaid taxes can lead to a court ordered sale. Those sales also run on the first Tuesday of the month, between 10 a.m. and 4 p.m. (Tex. Tax Code 34.01).

A homestead or farm land can be bought back for two years after the buyer's deed is filed. You repay the bid and costs plus 25 percent in year one or 50 percent in year two (Tex. Tax Code 34.21).

Other property has 180 days, with a premium of no more than 25 percent.

Septic permits and flood rules outside town

Most of the county is plateaus and grassland over limestone. The Leon River drains the north and east, and Cowhouse Creek drains the west and south.

Homes off city sewer use septic. Coryell County says any new septic system needs a permit and an inspection, as does any repair, change or add on.

That holds no matter how small the tract. The one exception is a system put in before September 1, 1989.

To find the permit or drawing for your system, the county points you to the County Judge's office. It helps to have it in hand when you sell.

The county's floodplain administrator takes floodplain development permit applications. A separate Development and Permitting office on U.S. Highway 84 West handles new subdivisions, driveway culverts and fence row clearing.

Manufactured homes and the land the Army took

In the early 1940s, Camp Hood took about 225 square miles of southern Coryell County. Two dozen small communities and nearly 1,200 farms were gone.

The post became permanent as Fort Hood in 1950 and is now Fort Cavazos.

A manufactured home in Texas is personal property unless the owner elects to make it real property. That is only allowed when the home is attached to land the owner owns or holds on a long lease (Tex. Occ. Code 1201.2055).

After the state issues the papers, the owner has 60 days to file a copy in the county property records. The owner must also tell the state and the appraisal district.

Until then, the home stays personal property. The state's statement of ownership, not the county deed records, shows who owns it and any liens.
