Appomattox County offices on Court Street

Almost everything that touches a sale in Appomattox County happens on Court Street in the town of Appomattox.

The Clerk of Circuit Court, at 297 Court Street, Suite B, records deeds and handles probate. The court is part of Virginia's 10th Judicial Circuit.

The Commissioner of the Revenue at 329B Court Street values your property. The Treasurer at 329 Court Street collects the bill.

When you sell a piece of property, the treasurer's advice is to tell the commissioner, at (434) 352-7450.

Real estate taxes are normally due June 5 and December 5. In 2026 a billing delay pushed the first half to June 22, 2026.

If you are already behind, the treasurer says it offers payment plans on past-due taxes, case by case.

The 2026 Appomattox County reassessment and your tax rate

Appomattox has usually reassessed only every six years, the longest gap Virginia allows. So the 2026 reassessment was a big reset. Pearson's Appraisal Service did it, and that firm is now part of Vision Government Solutions.

WSLS reported in April 2026 that total property values in the county rose more than 52 percent.

The reassessment took effect January 1, 2026. Since then, the county lists its real estate rate as $0.45 per $100 of assessed value.

Inside the Town of Appomattox, the combined rate is $0.56. Inside Pamplin, it is $0.79. We added the county and town rates to get both numbers.

You can look up your parcel's new value on the county's online real estate database or at the commissioner's office.

If you think the value is wrong, the county lists two kinds of appeal: an informal appeal to the assessor, and an appeal to the Board of Equalization.

Rates are set each year, usually in April. The county advertises the rate hearing in the Farmville Herald, its official newspaper.

Farm acreage in Appomattox County: use value and roll back tax

Appomattox County adopted its use value ordinance in 2008. It covers land used for farming or growing plants, with at least five acres.

Here is how the five acres are counted:

  • touching land with the same owner counts
  • parcels split only by a public road count as touching
  • recorded subdivision lots do not count

Owners apply to the Commissioner of the Revenue by November 1. The fee is $0.15 per acre, with a $15 minimum. You must renew by December 5 each year.

The ordinance does not list forest or open space land.

If the land switches to a use that no longer qualifies, the county charges roll back tax (Va. Code 58.1-3237). That is the tax put off over the five most recent full years, plus interest.

The owner has 60 days to report the change and pay. After that, the county adds a 10 percent penalty and interest of one half percent a month.

Foreclosure and tax sales in Appomattox County

A trustee's notice must name the place of sale.

One notice ran in the Lynchburg News and Advance, updated August 20, 2026. It set an Appomattox County sale for October 14, 2026 at noon. The place was the steps at the front of the Circuit Court building at 297 Court Street.

State rules on notice include at least 60 days of mailed notice to an owner who lives in the home (Va. Code 55.1-321 and 55.1-322). Our Fluvanna County page walks through them.

Tax sales work differently. A special commissioner appointed by the Circuit Court sells the parcels.

The 2022 and 2024 Appomattox sales listed by For Sale At Auction ran as timed, online only auctions.

You can still get the land back by paying everything owed before the sale date (Va. Code 58.1-3965).

Inherited land and closing costs in Appomattox County

When a house passes to family, Virginia asks for a sworn list of heirs. The personal representative files it with the clerk where the real estate sits.

If someone died without a will and nobody has qualified within 30 days of the death, any heir may file it (Va. Code 64.2-509).

Appomattox County charges a $25 fee to record a list of heirs or an affidavit (Va. Code 64.2-510).

When the deed is recorded, the county adds its own recordation tax. It equals one third of the state recordation tax.

With the state rate of 25 cents per $100, that comes to about 33 cents per $100 in total (our math). The seller's grantor tax is a separate charge (Va. Code 58.1-802).

Mobile homes and septic systems in Appomattox County

Appomattox County taxes mobile homes at $0.45 per $100 and values them in the reassessment.

In Virginia, a manufactured home keeps its DMV title even on land you own. That lasts until you do three things (Va. Code 46.2-653.1):

  • take off the running gear
  • surrender the title
  • record an affidavit of affixation with the Circuit Court

So find that title before you list.

For a home on septic, the Virginia Department of Health says it requires nothing tied to a sale.

The local health department has your permit and inspection reports. Depending on the system's age, it may also have an as built drawing.

VDH notes that buyers, sellers and lenders often have questions about the system during a sale.
