How long does it take to sell a house in Augusta, GA?

A house listed in Augusta, GA takes about 59 days on average to go under contract. That is close to the national average of 53 days. Closing then usually adds another 30 to 45 days. That is how long a buyer with a mortgage usually needs to fund, though it varies by lender and by how complex the sale is. So a normal sale here realistically runs about 89 to 104 days, from the day the sign goes up to the day the money arrives. That is before any time spent getting the house ready to list.

That makes Augusta the 29th slowest of the 100 largest US metro markets. Nearby markets vary too: Columbia at 53 days and Greenville at 57 days move quicker, while Atlanta at 69 days and Charleston at 79 days take longer. For any one house, its own market matters more than the region.

What is driving the timeline in Augusta specifically

Augusta has about 4.2 months of supply, which is a balanced market. There is enough choice that condition matters, but not so much that a good house struggles.

About 28.0% of listings here have already cut their asking price. Each one started at a price the market would not pay, and finding that out added weeks. Pricing right on day one is the biggest thing a seller controls.

About 55.2% of completed sales closed below the asking price, so plan for the haggling as well as the wait. The listed price and the final price are different numbers.

If a sale falls apart over financing or inspection, the house goes back on the market and the clock starts over. That is why an average is a poor guide to the worst case, in Augusta as anywhere else.

Months of supply is for-sale inventory divided by the monthly sales count, both from Zillow Research for August 2026. The typical home in Augusta is worth about $253,000.

Three Augusta probate filings that decide when heirs can sell

If the Augusta house belonged to someone who has died, the filing you choose in Richmond County Probate Court sets much of the pace.

When there is no valid will, a Petition for No Administration Necessary lets the heirs divide the property as they agree. It only works if every heir agrees. The petition includes:

  • each heir's age, address and relationship
  • a legal description of the real estate
  • a notarized agreement page signed by the heirs.

The court says this petition can be signed without a hearing if no objection, called a caveat, is filed.

The other route without a will is an administration. Temporary letters only let the administrator collect and hold estate property. Permanent letters allow distribution under Georgia law. Along the way, the judge may require a bond, an inventory and annual returns.

A surviving spouse or minor child can instead petition for Year's Support, even when there is a will. The petition must be filed within 24 months after the death. All creditors, heirs and beneficiaries get notice.

When real property is awarded, the filer prepares a Certificate of Order for Year's Support. The Probate Court collects a $25 fee to file it with the Superior Court Clerk.

If you no longer live in Georgia

If you are not a Georgia resident, the buyer must withhold 3 percent of the price. A buyer who fails to do so is personally liable for it (O.C.G.A. Section 48-7-128).

If 3 percent of the price would be more than the tax on your gain, you can give the buyer an affidavit. The withholding is then figured on the gain instead. It is also capped at your net proceeds.

The rule does not apply to the sale of your principal residence. It also does not apply to a transfer to the lender in foreclosure or in lieu of foreclosure with no added payment.

Some sellers can sign an affidavit to be treated as a resident. You qualify if you:

  • filed Georgia returns for the two prior years
  • will report the sale on this year's return
  • meet the other listed conditions.

Clearing the old loan after an Augusta closing

Georgia home loans are commonly secured by a security deed. Paying the loan off at closing is not the same as removing it from the record.

Under Georgia law, lenders and servicers can be liable to the borrower if they fail to cancel a security deed within 60 days of full payment (O.C.G.A. Section 44-14-3). The Georgia Department of Banking and Finance explains this.

If no release arrives, the department suggests:

  • a written demand to the lender
  • then contacting the holder of the security deed
  • then an attorney.

The Clerk of Superior Court can also cancel it based on an attorney's affidavit with the required attachments.

Augusta tax dates that travel with the house

Property taxes are charged against whoever owns the property on January 1, the Georgia Department of Revenue explains. Unpaid taxes can lead to a levy and sale of the property, even if it changed hands during the year.

The Richmond County Tax Commissioner lists November 30, 2026 as the due date for 2026 property taxes. Late balances get interest of 0.875 percent a month (O.C.G.A. Section 48-2-40). A Tax Levy Sale is scheduled for November 3, 2026.

If your Augusta taxes are behind, check the Tax Commissioner's records before you settle on a closing date.

If the timeline is the problem

Selling to a cash buyer skips both the listing period and the lender. That cuts the 89 to 104 days to about one to three weeks, set by the title search rather than a loan. The trade is a lower price for a date you can count on. Whether that is worth it depends on what holding costs are doing to you meanwhile. It also depends on whether a Augusta buyer would have to take on work to buy your house.

Common questions

How long does it take to sell a house in Augusta?
About 59 days on average to go under contract. Then it takes roughly 30 to 45 more days to close if the buyer has a mortgage. That puts a typical sale at about 89 to 104 days from listing to closing. That does not count time spent getting the house ready to list.
Can heirs sell an Augusta house without a full estate administration?
Yes, in some cases. Richmond County Probate Court offers a Petition for No Administration Necessary when there is no valid will and every heir agrees on how to divide the property. It can be signed without a hearing if no caveat (objection) is filed.
Will a buyer hold back money if I live out of state?
Yes. Georgia law requires 3 percent of the price to be withheld from nonresident sellers, or 3 percent of the gain with an affidavit (O.C.G.A. Section 48-7-128). It does not apply to the sale of your principal residence.
What if my old lender never cancels the security deed?
The Georgia Department of Banking and Finance says lenders and servicers can be liable for not cancelling it within 60 days of full payment. The Clerk of Superior Court can also cancel it based on an attorney's affidavit.
