How long does it take to sell a house in Boise, ID?

A house listed in Boise, ID takes about 34 days on average to go under contract. That is faster than the national average of 53 days. Closing then usually adds another 30 to 45 days. That is how long a buyer with a mortgage usually needs to fund, though it varies by lender and by how complex the sale is. So a normal sale here realistically runs about 64 to 79 days, from the day the sign goes up to the day the money arrives. That is before any time spent getting the house ready to list.

That makes Boise the 29th fastest of the 100 largest US metro markets. Every nearby market we track is slower still, including Ogden at 46 days and Spokane at 50 days, so Boise is the quick end of this region.

What is driving the timeline in Boise specifically

Boise has only about 2.8 months of supply. Buyers have few choices, which is the main reason a sound house here does not sit long.

About 31.5% of listings here have already cut their asking price. Each one started at a price the market would not pay, and finding that out added weeks. Pricing right on day one is the biggest thing a seller controls.

About 39.3% of completed sales closed below the asking price, so plan for the haggling as well as the wait. The listed price and the final price are different numbers.

If a sale falls apart over financing or inspection, the house goes back on the market and the clock starts over. That is why an average is a poor guide to the worst case, in Boise as anywhere else.

Months of supply is for-sale inventory divided by the monthly sales count, both from Zillow Research for August 2026. The typical home in Boise is worth about $494,000.

Idaho's ten day disclosure deadline and the three day objection

Idaho's Property Condition Disclosure Act covers sales of homes with one to four dwelling units. That includes rentals the owner does not live in.

The seller must deliver a signed and dated disclosure form to the buyer or the buyer's agent within 10 days of accepting the offer (Idaho Code 55-2509). The form must cover:

  • the water supply
  • the sewer system
  • the condition of the roof, foundation, walls and floors
  • any known hazardous materials.

Receiving the form opens a short window. The buyer can rescind, but only by a signed, dated written notice delivered within three business days of receiving the form (Idaho Code 55-2515). The notice must state a specific objection to a disclosure. If no notice arrives in time, the right is waived.

By our own count, if the form goes out on day 10, that objection window can run to roughly two weeks after acceptance.

Some sales fall outside the act (Idaho Code 55-2505). These include transfers from the estate of someone who has died, and transfers by a fiduciary managing an estate or trust. They also include a sale by someone who inherited the house and has not lived in it within the prior year.

A real estate attorney can confirm whether one of these fits your sale.

Getting the deed onto the Ada County record

The Ada County Recorder's Office is at 200 W Front Street, Room 1207, in Boise. It is open 8 a.m. to 5 p.m. on weekdays. Documents recorded in person are handed back during your visit.

You can also record electronically through a title company or listed provider. That system stops taking submissions at 4:55 p.m. Mountain time.

The recorder charges a flat $15 for a deed of up to 30 pages, plus $3 for each page past 30. Deeds and affidavits in lieu of probate are among the documents blocked from online viewing. You request copies of those from the office by email.

Before you submit a document, you are responsible for blacking out Social Security numbers, birth dates and account numbers.

December and June tax dates in Ada County

The Ada County Treasurer sets December 20 as the due date for the full year's tax or its first half. June 20 is the due date for the second half. Paid by then, there is no late charge or interest.

When the 20th falls on a weekend or holiday, a payment postmarked by the 20th counts as on time the next business day.

The treasurer also mails a separate missed roll bill in February. It covers property assessed from the date of an ownership change to December 31. Ask about it at closing.

The homestead exemption takes 50 percent of the value of an owner-occupied home and up to one acre off the taxable value. The maximum is $125,000, a cap the Idaho State Tax Commission lists for 2021 through 2025. The Ada County Assessor says the new owner of a sold home must file a fresh application.

Boise River and foothills gulch floodplains

The City of Boise takes part in the National Flood Insurance Program. Flood threats come from the Boise River, foothills gulches and intermittent channels on the upper bench. The city names Cottonwood Creek, Crane Creek, Hulls Gulch and Sand Creek, also called Stuart Gulch, among the tributary floodplains.

Mortgage lenders generally require flood insurance on homes in a Special Flood Hazard Area, which can add a step for a buyer using a loan. Planning and Development Services, at (208) 608-7100, can share estimated flood depth. They can also share a FEMA elevation certificate if one exists for your property.

If the timeline is the problem

Selling to a cash buyer skips both the listing period and the lender. That cuts the 64 to 79 days to about one to three weeks, set by the title search rather than a loan. The trade is a lower price for a date you can count on. Whether that is worth it depends on what holding costs are doing to you meanwhile. It also depends on whether a Boise buyer would have to take on work to buy your house.

Common questions

How long does it take to sell a house in Boise?
About 34 days on average to go under contract. Then it takes roughly 30 to 45 more days to close if the buyer has a mortgage. That puts a typical sale at about 64 to 79 days from listing to closing. That does not count time spent getting the house ready to list.
When do I have to give a buyer the Idaho disclosure form?
The seller must deliver a signed, dated form within 10 days of accepting the offer (Idaho Code 55-2509). The buyer then has three business days to rescind in writing, based on a specific objection (Idaho Code 55-2515).
Do I need a disclosure form if I inherited the Boise house?
Maybe not. Idaho exempts transfers from the estate of someone who has died (Idaho Code 55-2505). It also exempts sales by someone who inherited the property and has not lived in it within the prior year. A real estate attorney can confirm whether that covers your situation.
When are Ada County property taxes due?
The Ada County Treasurer lists December 20 for the full year or first half, and June 20 for the second half. A separate missed roll bill, mailed in February, covers assessment from an ownership change to December 31.
