How a Comanche County sheriff's sale works after foreclosure
Land pledged for a debt is sold only under a court judgment ordering the sale. The sheriff of the county where it sits makes the sale (12 O.S. 686).
Before that, the lender must mail notice at least 10 days ahead. It must also publish the notice for two weeks in a row in a county newspaper (12 O.S. 764).

When real estate taxes stay unpaid for three years, the county treasurer must advertise the property for the yearly resale (68 O.S. 3105). State law sets that resale on the second Monday of June (68 O.S. 3125).
In 2026 the Comanche County Treasurer held it on June 8 at 10:00 a.m. in the Treasurer's Office, Room 300. It was a cash only, buyer beware sale.
The office warns bidders that it sells by legal description. The address on the tax roll may not be the property's real address.
Bidders could sign up early there from May 26 to June 5, 2026. The office held cash deposits in trust only through June 2.

Comanche County property tax, homestead and documentary stamps
Here is how the Assessor figures your tax:

- apply an 11.25 percent assessment ratio
- subtract exemptions
- multiply by the local mill levy
The county has more than 37 rates, depending on school district and city limits. The 2025 levies include 107.89 mills for Lawton, 101.17 for Elgin, 106.39 for Cache and 97.58 for Geronimo.
The homestead exemption takes $1,000 off assessed value. Applications received January 1 to March 15 count for the current year.
If you sell or move out, the Assessor asks you to say so by March 15, in writing or by phone. If you don't, the exemption stays on until the next year.
Owners whose 2025 household income was $30,000 or less can apply for a double homestead. Owners 65 or older with income of $74,500 or less can freeze their taxable value. By our own math, the standard homestead exemption saves $107.89 a year at the 2025 Lawton levy.
Oklahoma's documentary stamp tax on a deed is 75 cents for each $500 of the price, when the price is over $100 (68 O.S. 3201). We figured that as $225 on a $150,000 sale.

Oklahoma's surface damage law describes a mineral estate that exists whether or not the minerals were split off from the surface (52 O.S. 802). Mineral interests are recorded with the County Clerk.
