Who handles what at the Sallisaw courthouse
Sallisaw is the county seat. The courthouse is at 120 East Chickasaw, and most offices you need for a sale work out of it.
Here is who keeps what:
- the County Clerk records deeds, mortgages, liens and mineral interests
- the Assessor values your land and has a deputy for mobile homes
- the Treasurer sends tax bills and takes payments
- the Court Clerk keeps probate and other district court files.
The Assessor also processes every deed filed with the County Clerk. If you are a new owner, the Treasurer says to give the Assessor your mailing address before October 1. The number is 918-775-2062.
The Treasurer is open 8 a.m. to 4 p.m. on weekdays and stays open through lunch. A drop box sits in the Sheriff's parking lot at East Creek and South Oak.
When we checked in October 2026, an online e-check payment cost $1.50. Visa debit cost $3.95, and other cards cost 2.95%.

What your Sequoyah County tax bill is built on
Your rate depends on your school district. Oklahoma State University's report on 2024 levies, for fiscal year 2024-2025, shows a wide spread here.
Some examples from that report:
- Moffett, 69.55 mills, the lowest
- Muldrow, 71.06 mills
- Sallisaw, 90.85 mills
- Gore, 97.20 mills, the highest.
The Treasurer says property tax here pays only for schools, the county health department, county general and the county library. Road money comes from fuel, vehicle and oil and gas taxes.
The homestead exemption takes $1,000 off your assessed value (68 O.S. 2889). By our math, that saves $90.85 a year at the 2024 Sallisaw levy.
File with the Assessor by March 15. If you get a notice that your value went up, you have 30 days from that notice if it is later. A late filing counts the next year (68 O.S. 2892).
When you sell, Oklahoma charges a deed tax of 75 cents for each $500 of price (68 O.S. 3201). On a $150,000 sale, we figure $225.

Three years behind on tax means the June resale
Oklahoma property tax is due November 1. Pay at least half before January 1, or the whole bill goes late. The second half is late if it is not paid before April 1 (68 O.S. 2913).
Late tax grows by 1.5% a month. The interest stops once it equals the unpaid tax (68 O.S. 2913). The Sequoyah County Treasurer puts that at 18% a year.
If real estate tax goes unpaid for three years or more, the treasurer must sell the land. That resale is held on the second Monday of June each year (68 O.S. 3105).
You can still save it. Pay the old tax, interest and costs any time before the resale auction starts (68 O.S. 3113).
Land that does not sell at the resale goes to the county. The Treasurer can then sell it, with the county commissioners' approval. In 2026 the Treasurer posted its June resale list and an excess fund claim form online.

A mortgage foreclosure goes through a judge, then the sheriff
In Oklahoma, no lender can sell your home without a court judgment that orders the sale (12 O.S. 686).
Before the sale, the law requires two kinds of notice:
- a letter mailed to you at least 10 days ahead
- a notice in a county newspaper for two weeks in a row (12 O.S. 764).
In Sequoyah County, the Sheriff's Office runs these sales. It says they usually start at 10 a.m. on a Wednesday at the Sheriff's Office, 119 South Oak Street in Sallisaw.
Homes are added to its list for the sale six weeks out. To call off a sale, the lender's side must send a recall to the Sheriff before the date.
If the sale brings in more than the debt, interest and costs, the sheriff must pay you the rest when you ask (12 O.S. 773). A real estate attorney can confirm what applies to your case.

Inherited land and split mineral rights
Probate here runs through the district court. The Court Clerk in Sallisaw keeps those files.
Some estates can use a shorter process called summary administration. Anyone with an interest can ask for it when one of these is true:
- the estate is worth $300,000 or less
- the owner died more than five years ago
- the owner lived somewhere else at death (58 O.S. 245).
The County Clerk records mineral interests along with deeds. When the owner of split-off minerals dies, an heir can file an affidavit of death and heirship. It goes to the County Clerk where the minerals are (58 O.S. 393).
Once recorded, the affidavit is presumed true unless someone proves otherwise. Signing a false one can bring a fine of up to $3,000 (58 O.S. 393).

River bottoms, flash floods and mobile homes
The Arkansas River forms the county's southern border. The Oklahoma Historical Society says it leaves bayous, sloughs and low bottoms along its banks. Robert S. Kerr Lake and Lee's Creek are here too.
Heavy rain is the other risk. In July 2025, more than 5.5 inches fell on Sallisaw in under eight hours. Water reached two feet deep inside the Boys and Girls Club, and children had to be carried out.
If your house took water, tell us. Keep any repair bills together.
If your manufactured home sits on land you own, Service Oklahoma Form 756 can cancel its vehicle title. The fee is $5.
The rules are short:
- the county Assessor confirms and seals the form
- you file it within 60 days of that date
- the land owner and home owner must be the same, with no active lien.
