Where your Pottawatomie County paperwork lives
Shawnee won the county seat from Tecumseh in a 1930 vote. The county's Administration Building opened in December 2022 at 309 North Broadway, just south of the courthouse.
Three offices matter most when you sell:

- the Assessor, also in that building, sets your value
- the Treasurer collects the tax and keeps a 24 hour drop box at the building's entrance

Sheriff's sales at the Administration Building
Since September 1, 2025, the sheriff sells foreclosed homes on the second floor of the Administration Building. Sales take place in the Commissioners' Chambers. The August 2026 list says sales begin at 11 a.m.
That August 2026 list showed 15 cases on three dates. One of them was recalled. Each case listed an appraised value, from $50,000 to $395,000.
The sheriff's office tells bidders to check for unpaid taxes and nuisance charges first. Sales are also printed in the County Democrat. The office posts each month's list on the county website and on Facebook.
Before a sale, state law asks the lender to do three things (12 O.S. 764):
- mail notice to the owner at least 10 days ahead
- publish it two weeks in a row in a local paper
- wait at least 30 days after the first notice runs.
A winning bidder who is not the lender must post 10 percent within 24 hours if the sheriff asks (12 O.S. 764). If your house is on a list, a real estate attorney can explain what time you still have.

Missed tax payments and the June resale
The Treasurer's calendar runs like this:
- tax bills go out in mid November
- the full bill or the first half is due December 31
- the second half is due March 31

You can still stop it. Any owner may redeem before the resale auction starts by paying the back tax, interest and costs (68 O.S. 3113).
Separately, the Treasurer lists a lien sale for the current year's unpaid real estate tax on the first Monday in October.
Land the county takes at these sales does not stay idle. The Treasurer may sell it later, with the county commissioners' approval.

Old oil fields, river land and storm shelters
Oil changed this county in the 1920s. Fields opened at Earlsboro and St. Louis in 1926 and at Asher in 1929.
So many tracts here have mineral rights that were split from the surface long ago. When someone who owned split minerals dies, an heir can file an affidavit of death and heirship. It goes to the county clerk where the minerals sit (58 O.S. 393).
