The Okemah courthouse block and who keeps which record
Okemah is the county seat. The courthouse is one block north of Broadway, at Atlanta and North 3rd Street.
Records are split between two clerks. The County Clerk keeps land records, like your deed. The Court Clerk keeps probate, divorce and civil court files.

What notice you get before an Okfuskee County sheriff's sale
A home loan default in Oklahoma goes to court. Only a judge's order can send the house to a sheriff's sale (12 O.S. 686).
Before that sale, the lender has three duties (12 O.S. 764):
- mail you notice at least 10 days ahead
- run the notice in a county paper two weeks in a row
- wait at least 30 days after the first printed notice
The sheriff can ask a winning bidder who is not the lender to post 10% of the bid. It is due within 24 hours. If that bidder fails, the sheriff may take the next highest bid (12 O.S. 764).
The sale is not final at the auction. The lender must mail you notice of a confirmation hearing at least 10 days before it (12 O.S. 765). You can still talk to us, or to an attorney, up to that point.

Late taxes and the second-Monday-in-June auction
Oklahoma property taxes come due November 1. Pay at least half before January 1, and the rest is due before April 1. Otherwise the whole bill is late on January 1 (68 O.S. 2913).
Late tax grows by 1.5% a month. That interest stops once it equals the tax owed (68 O.S. 2913).
Some charges are not your fault. If you can show that, the county treasurer may waive the penalty or interest (68 O.S. 2913).
Once taxes stay unpaid for three years or more, the Treasurer must sell the land at the yearly resale (68 O.S. 3105). The Okfuskee County Treasurer holds it on the second Monday of each June.
The Treasurer says the auction also covers unpaid special charges, like charges for mowing and cleaning. The list comes out each May.
You can still pay and keep the land, but only until the auction starts (68 O.S. 3113).

How an Okfuskee County tax bill gets its size

If you live in the home, the homestead exemption takes $1,000 off its assessed value (68 O.S. 2889). By our own math, that saved $93.93 a year at Okemah's 2024 levy ($1,000 times 93.93 mills).
Heads of household with income of $30,000 or less can take off another $1,000 (68 O.S. 2890).
When you sell, Oklahoma's deed tax is 75 cents for each $500 of price (68 O.S. 3201). On a $90,000 sale, our own math gives $135.

Storm history and old water lines in Okfuskee towns
On October 4, 1998, a tornado touched down 2 miles southeast of Boley. It cut a 27-mile path into Okmulgee County. The National Weather Service called it part of Oklahoma's worst October outbreak on record.
Rivers matter here too. Weleetka was built on a hill north of a horseshoe bend in the North Canadian River.
Water systems are aging in some towns. In 2023 the state water board funded a plan to fix Boley's failing wells, lift stations and sewer lagoon.
